January 15, 2024 MW Builders Completes Live Oak Logistics Phase II

Phase II adds four buildings, totaling nearly 800,000 square feet, to The Colony’s industrial sector.

Dallas, TX— MW Builders, a national general construction company specializing in preconstruction, design-build, general construction and construction management, has completed the second phase of Live Oak Logistics, an industrial park that has transformed a once-overlooked in-fill location into a bustling hub for business. This multi-phase project was developed by Link Logistics, the largest U.S.-only owner and operator of last-mile industrial real estate, with MW Builders as the general contractor.

“The completion of Live Oak Phase II is more than a milestone for us — it’s a significant addition to The Colony’s industrial backbone. Our team’s construction expertise and Link Logistics’ vision have set a new bar for industrial development in the area, reflecting our commitment to contributing positively and substantially to the local economy and community,” said Charles Rombold, MW Builders’ Division Manager.

Phase II of the industrial park is 75 percent leased and includes the completion of four distinct shell buildings, each constructed to cater to specific industrial needs: Building D, a 126,450-square foot manufacturing center; Building E, a 115,920-square foot speculative building; Building F, an expansive 395,000-square foot distribution center and Building G, a 140,530-square foot distribution facility, totaling 778,950 square feet.

“The teamwork between Link Logistics and its local partners—MW Builders, GSR Andrade, and Halff —has given life to a cutting-edge Class-A infill logistics center strategically positioned for the evolving needs of customers in North Texas. The LEED-certified project features LED lighting and energy-saving smart building capabilities. Additionally, it includes clear heights of up to 36’, nearly 200 bay doors, ample car and trailer parking and a generous number of loading docks to meet the evolving needs of the DFW’s dynamic businesses in today’s fast-paced industrial landscape.

“When construction began in December of 2021, the market faced challenging conditions. The success of the project is a testament to the team’s ability to navigate material shortages and logistical hurdles, ensuring the project’s on-time and high-quality completion,” added Rombold.

Located at 4401 Live Oak Drive, Live Oak Phase II builds on the foundation set by Phase I. Live Oak’s design was led by GSR Andrade, with engineering and landscape architecture by Halff.
